NFPA 70B changed the rules. Is your facility ready?
The most recent NFPA 70B Standard for Electrical Equipment Maintenance repositions electrical maintenance from “optional” to mandatory. It requires a formal, documented Electrical Maintenance Program (EMP) that includes preventive inspections, condition-based monitoring, and field data documentation. The average facility may experience 100 electrical disturbances or transients per month. Many of these electrical issues are not seen or reported and can cause expensive downtime, shortened equipment life, and increased safety and insurance risk. Compliance with NFPA 70B gives maintenance leaders a proactive edge. It’s the difference between identifying a failure early and scrambling to recover from an outage.
NFPA 70B: practicing prevention
Standard 70B moves facilities away from “fix-it-when-it-breaks” habits toward a preventive maintenance program that keeps equipment functioning properly. As part of prevention, the maintenance staff must be able to:
- Assess the condition of electrical infrastructure and equipment.
- Monitor, measure, and record real-time electrical conditions in an electrical distribution system.
- Identify and remediate issues on observed conditions, rather than on a fixed schedule.
- Document all field data, corrective actions, and program updates.
The cost of maintenance gaps
According to the NFPA, electrical distribution equipment failures cause billions of dollars in damages and hundreds of fatalities annually. Most of these incidents are preventable with routine, properly documented electrical maintenance. Even the best facility teams have blind spots. Without a structured EMP, these gaps become liabilities:
- “Invisible” faults: Loose connections, harmonics, and insulation breakdown don’t always have visible symptoms. By the time you see the smoke, the damage is done.
- Manual troubleshooting: Slow, manual troubleshooting with inconsistent data from multiple or outdated systems wastes time. If you can’t explain why a failure happened, you can’t prevent the next one.
- Missing documentation: If an event isn’t recorded, it didn’t happen. Incomplete records leave you vulnerable during audits and open to more problems later.
A forward-thinking approach
A proactive EMP includes three key elements:
- Preventive maintenance programs: Regular inspections, scheduled testing, and documented maintenance extend equipment lifespan, reduce unplanned outages, and improve facility safety.
- Condition-based maintenance: Enhance efficiency by focusing resources where they are needed most. Monitor equipment performance through advanced tools such as infrared thermography and vibration analysis. Then address issues as they arise, rather than on a fixed schedule.
- Electrical testing and diagnostics: Follow NFPA 70B best practices for testing and diagnosing electrical systems, including insulation resistance testing, thermographic inspections, and power quality analysis. This enables you to detect hidden faults, ensure energy efficiency, and prevent equipment failures.
